Private Rented Sector Landlords
Mole Valley is keen to work with and support our private rented sector landlords. We hold twice yearly landlord forums and offer a host of incentives and packages to those landlords who wish to rent their properties through the Council. This is called our HomeChoice Plus scheme. The scheme has been running for almost 20 years and has helped to house over 1000 households.
In addition to the forum and the incentives we are also here to offer you advice and assistance on any renting query that you may have. Advice is available through our team of housing options officers as well as our two dedicated Private Rented Sector Officers.
HomeChoice Plus is our private rented scheme. It’s standard offer to landlords includes:
- 5 week rent deposit bond meaning no need to register deposits with a tenancy deposit protections scheme.
- Arrears and Damages Guarantee – this is an addition to the bond which can be claimed if the bond is exceeded. This is the equivalent of a months rent. A 12 month tenancy is required.
- Free inventory service with a registered company paid for by the Council.
- 12 months tenancy sustainment.
- Free right to Rent checks.
- Close links with colleagues in the DWP and Housing Benefit.
In addition to our standard offer we are also offering the following for properties let from 1 January 2025
- Cash incentives for any new properties let through the scheme
- Cash incentives for any properties relet through the scheme where the rent is at Local Housing Allowance levels for the property size
- Introduction ‘thank you’ payment
- Two weeks void period payment on relets through the scheme

We hold our Landlords Forum twice a year where we invite experts in various fields to come to speak with landlords about various relevant topics. Over recent years this has included discussions about disrepair; damp mould and condensation; anti-social behaviour and tax advice. Our most recent forum in December 2024 focussed on the Renters Rights Bill. Slides of recent events can be found here.
Our next landlords forum will be held on 21 May 2025 from 6pm – 8pm in the Council Chamber at Pippbrook. The agenda is yet to be finalised but will include updates on both the Renters Rights Bill and Awab’s law as well as input from both our Environmental Health Officer and the Housing Services Manager. A link to booking a spot for this forum will be available on this page nearer the time and reminders of the event will be sent to all landlords and letting agents registered on our database.
